West Carclaze will be a welcoming sustainable place at the heart of the clay communities. It will be a sensitively designed environment, where nature and landscape form an integral part of the development. It will be a place where people can live and work, educate their children, have access to health and leisure facilities, meet friends, create communities and enjoy both the built and natural environment.


  • The key components of the outline planning application are:
  • A new school and up to 1,500 dwellings with a mix of affordable and market housing with plenty of potential for self-build and custom properties
  • A new village centre providing healthcare, convenience and community facilities
  • Approximately 140 hectares (350 acres) of land dedicated to a variety of Green open space uses from wildlife habitats and lakes to recreation
  • A variety of employment opportunities to support local jobs and businesses

West Carclaze Eco-community is located within the 216 hectare (or 534 acres) former china clay workings at West Carclaze and Baal, a landscape shaped by extensive historic extraction and processing of china clay. The community will sit around the restored lakes, and within a huge area of regenerated landscape.
